Mr. Chu is Co-founder, Managing Partner and Chief Investment Officer of Phoenix Property Investors. Mr. Chu has more than 30 years of real estate investment and corporate advisory experience in Asia, Europe and the U.S. Prior to founding of Phoenix in 2002, Mr. Chu worked in major international banks and financial institutions with postings in Hong Kong, New York, Frankfurt and Tokyo. He also had substantial investment and advisory experience, focusing on real estate, and public and private equities for a range of clients including listed companies.
Mr. Chu has been investing in real estate since 1989 with a track record of approximately US$9 billion of invested assets around the world.
Mr. Chu holds a Master of Business Administration in Finance from the Booth School of Business at the University of Chicago. He graduated cum laude with Bachelor of Science and Bachelor of Art in Finance and International Management from Georgetown University. He also serves as a member of Board of Overseers of Squash Education Alliance.
BENJAMIN K.Y. LEE
BENJAMIN K.Y. LEECo-founder & Managing Partner
Mr. Lee is a co-founder and Managing Partner of Phoenix Property Investors. He serves on the firm’s Investment Committee and is also responsible for structuring, capital formation, and the general management of the firm.
Mr. Lee has over 35 years of real estate, capital markets and asset management experience. Previously, Mr. Lee was a co-founder of Strategic Capital Management (SCM), an independent, PRC-focused private equity investment firm. Prior to SCM, Mr. Lee worked at Morgan Stanley for approximately 10 years. Initially, he served in the firm’s proprietary U.S. Government Bond Trading Department in New York. Later, he was head of U.S. Equity Derivatives for Morgan Stanley in Asia (ex-Japan). In addition, Mr. Lee also served as a member of the Management Committee at Terramar Corretora in Brazil, where he was responsible for the management of the brokerage firm’s equity and asset management businesses.
Mr. Lee received an MBA in Finance from the Booth School of Business at the University of Chicago and served on its Global Advisory Board. He also serves as a voting member of the St. Paul’s College Foundation in Hong Kong.
JOEY CHIANGManaging Director, Greater China Investment Team
Mr. Chiang is Managing Director and Head of Phoenix's Greater China Investment Team. He is a Chartered Surveyor (General Practice) with over 27 years of experience in the real estate sector. During the first seven years of his career, he served in senior positions at a number of private sector surveyors and property development firms, accumulating significant experience in development feasibility studies, land premium negotiations, sales and letting of properties, as well as the acquisition and disposal of land and buildings. For the following seven years, he served as an Estate Surveyor for the Hong Kong Housing Authority, taking care of its land and buildings by supervising the land management and administration of various development schemes from inception to post-completion.Mr. Chiang received an AMDP in Real Estate from the Graduate School of Design at Harvard University and a BS degree in Quantity Surveying from the University of Hong Kong. He has also attained the APMP qualification from the Association for Project Management. Mr. Chiang is also a member of the Hong Kong Institute of Surveyors and The Royal Institution of Chartered Surveyors.
CHRISTOPHER IPDirector & Chief Financial Officer
Mr. Ip joined Phoenix from Grosvenor, where he was Regional Finance Director for Asia. Previously, he was with the Jardine Matheson Group, where he was Finance Director of companies such as Hong Kong Air Cargo Terminal Limited (HACTL), Jardine Schindler and Jardine Pacific. He was an Executive Director of Hopewell Highway Infrastructure and prior to that an investment banker in the M&A divisions of Morgan Stanley and Deutsche Bank in New York and Hong Kong.
Mr. Ip holds a Master of Business Administration from London Business School as well as a Bachelor's degree from Brown University.
DAISUKE HAYASHIManaging Director & Japan Chief Representative
Mr. Hayashi heads Phoenix’s Japan office and oversees Phoenix’s investments in Japan. He has over 28 years of experience in real estate private equity and investment banking, having compiled a successful track record during that time. Mr. Hayashi joined Phoenix from Aetos, where he served for 10 years as the Managing Director and Head of the Acquisitions Group. During this time he was responsible for acquiring JPY 1 trillion worth of assets.
Before Aetos, Mr. Hayashi spent two years with Morgan Stanley managing relationships for the firm’s Investment Banking clients in Japan. He began his career with Industrial Bank of Japan (also known as IBJ, now Mizuho Bank), where he spent 10 years. There Mr. Hayashi initially worked in commercial banking, including products such as corporate loans, foreign exchange, deposits and bank debentures. He spent seven years in IBJ’s Luxembourg office.
Mr. Hayashi received a Bachelor of Arts in Economics at Keio University. He is a chartered member of the Security Analysts Association of Japan and a licensed Japanese real estate agent.
TRENT WINDUSSDirector, Head of Australian Investments Head of Asia Structured Debt Investments
Mr. Winduss has worked in the structured real estate finance market in Australia for over fourteen years. Since 2009, Mr. Winduss has originated and closed 24 debt transactions totaling US$312 million. In addition, Mr. Winduss has originated, executed and managed a number of equity and preferred equity transactions. Mr. Winduss joins Phoenix from Qualitas Property Partners where he was a Director of the Real Estate Finance Team responsible for the origination and management of transactions in Sydney. At Qualitas, he originated and executed across the capital structure including senior debt, stretch senior debt, mezzanine debt, distressed debt, preferred equity and equity transactions. Prior to Qualitas, he was a Director at Investec Bank within the Structured Real Estate Finance team. Mr. Winduss also worked at NM Rothschild and Sons with a focus on real estate and infrastructure debt and advisory transactions.
Mr. Winduss holds a Bachelor of Business majoring in Accounting and Finance (Honours) from Edith Cowan University and a Master of Commerce (Finance) from the University of Western Australia.
ANDREW WILLIAMSChief Operating Officer
Mr. Williams joined Phoenix from Cornerstone Real Estate Advisers (now Barings) where he last served as Chief Investment Officer and chair of Cornerstone’s equity investment committee. In his capacity as CIO, he oversaw an investment group of approximately 70 professionals and was responsible for all real estate investments in the United States, which included acquisitions, joint ventures, asset management and dispositions. Prior to his role as CIO, Mr. Williams ran Cornerstone’s hotel investment group and also served as the firm’s first General Counsel.
Mr. Williams is a fellow of the American College of Real Estate Lawyers, has served on both the Marriott and Starwood owner advisory councils and has served on the faculty of the Practising Law Institute. He received his Bachelor of Arts from the University of California, Santa Barbara and his Juris Doctor degree from Temple University School of Law.
HENRY CHEUNGDirector, Asset Management
Mr. Cheung is a Director of Asset Management, responsible for our Retail and Commercial portfolio in Hong Kong. Prior to joining Phoenix, Mr. Cheung was the Director of Asset Management with Nan Fung Group for over two years, responsible for the Group’s retail and commercial asset portfolio in Mainland China. Prior to that, Mr. Cheung worked at Hang Lung Group for 30 years. He was the Assistant Director of Leasing and Management, overall in charge of the Group’s entire Hong Kong investment portfolio, consisting of diversified property asset of over 7 million square feet as well as two major commercial assets in Shanghai and Shenyang of Mainland China.>
Mr. Cheung has an impressive list of accomplished projects over his 37 years of industry experience. He holds a Bachelor degree in Economics from the University of Victoria, Canada and an MBA degree from Southern Illinois University, USA.
JOHNSON LIUDirector, Project Management
Mr. Liu is a Director of Project Management, focusing on projects outside Hong Kong. He joined Phoenix from Kerry Properties where he was Director of Planning for China projects. Prior to Kerry Properties, Mr. Liu was the Project Director at Swire Properties for 16 years and managed projects such as the Upper House Hotel, Festival Walk shopping mall in Hong Kong, the Village shopping centre and the Opposite House Hotel in Sanlitun, Beijing. He spent an additional nine years working as an Architect in Wong & Ouyang (HK) Ltd and Mass Transit Railway, where he worked on the Pacific Place Mall, Admiralty and Times Square Shopping Mall, Causeway Bay and Airport Express MTR line.
Mr. Liu holds a Bachelor degree in Architecture (Magna Cum Laude) from the University of Louisiana at Lafayette (USA), awarded AIA Certificate of Merit. He also holds a Master of Science degree in Real Estate from the University of Greenwich (UK) and completed an Advanced Management Program at INSEAD (France). Mr. Liu is a Registered Architect and Authorized Person under the Hong Kong Buildings Ordinance. He has been a member of Hong Kong Institute of Architects since 1987.
VICKY CHUNGDirector, Project Management
Ms. Chung is a Director of Project Management at Phoenix. She joined the firm in 2012 from Henderson Land Development Company Ltd., where she was the Deputy General Manager of the Project Management Department and was responsible for taking projects from inception to handover. She has extensive experience on a wide spectrum of development projects including large-scale residences of over 2,000 units, high-end single family houses of 2,000 sq. ft. to over 10,000 sq. ft., office buildings, shopping mall and hotel. In this role, she has also monitored and managed joint venture projects, the partners of which included Sun Hung Kai Properties Ltd. and New World Development Company Ltd.
Ms. Chung started her career as an architect at Wong Tung & Partners Ltd. where she participated in a 1750-bed public hospital project and also private residential and commercial projects. Following this, she joined David C. Lee Surveyors Ltd., a development consultancy firm where she worked on various aspects of property developments, not only project management, but also development strategy, land exchange, feasibility studies, market studies, master planning, value re-engineering, sales administration and promotion campaigns.
Ms. Chung holds a Master of Science degree in Real Estate Development, a Bachelor of Arts (Architectural Studies) and a Bachelor of Architecture degree from the University of Hong Kong. She is a Registered Architect, an Authorized Person (under the Buildings Ordinance) and has attained the APMP qualification of the Association for Project Management.
Ms. Chung also actively participates in various institutional and public services. She is a member of the Buildings and Lands Committee of the Hong Kong Institute of Architects, and has been a member of the Appeal Tribunal Panel (Buildings), and a member of the Review Body on Bid Challenges appointed by the Secretary for Commerce and Economic Development in Hong Kong.
MILAN KHATRIDirector, Head of Research
Mr. Khatri has over 20 years of experience in real estate research, forecasting, and investment strategy. His experience spans across commercial and residential markets. Mr. Khatri previously worked at Aberdeen Standard Investments in Singapore supporting APAC teams in identifying real estate opportunities across the risk spectrum of core, value-add and development strategies. Previously, he was Aberdeen’s global real estate strategist in London, responsible for assessing market valuation and forecasting market trend, as well as advising investors on portfolio allocation strategies. He started his real estate career as chief economist for the Royal Institutional of Chartered Surveyors (RICS) where he spent 10 years.
Mr. Khatri holds a BSc in Economics from the London School of Economics & Political Science, and MSc in Financial Economics from SOAS (University of London).
SUNG-MOK RYUSenior Advisor, Korea
Mr. Ryu serves as the Senior Advisor (Korea) for Phoenix and heads our Seoul office. He has over 20 years of professional investment expertise in real estate. Previously, Mr. Ryu was with Standard Chartered First Bank as their Director and Head of Alternative Investments for Korea. Prior to his role at Standard Chartered, Mr. Ryu spent over seven years with Lehman Brothers based in Seoul, serving as the Senior Vice President of its Principal Transaction Group. Mr. Ryu holds a Bachelor of Business Administration from Korea University, and a Master's Degree in Real Estate from Cornell University.

DAVID J. REILLY

Mr. Reilly is a member of Phoenix’s International Advisory Council with over 40 years of extensive experience in asset and portfolio management, acquisitions, dispositions and operations across all types of institutional property assets. Prior to joining the Council, Mr. Reilly retired as CEO of Cornerstone Real Estate Advisers, USA, in 2015. Cornerstone is one of the world’s largest real estate investment managers, where he started in 1995 to help set up and run the real estate arm of the firm’s parent company, Massachusetts Mutual Life Insurance Co. During Mr. Reilly’s 20 years at Cornerstone, he played an integral role in defining and driving the vision for the company, supporting its growth from US$7B AUM in 2006 to US$47.4B in 2015 with over 300 employees across its global offices.
Mr. Reilly holds a Bachelor of Science degree in Business and Commerce from Boston College.

Mr. Young is a member of Phoenix’s International Advisory Council with over 30 years of extensive experience in asset and portfolio management across Asia. Prior to joining the Council, Mr. Young served as Chief Investment Officer of China Pacific Insurance Group in Shanghai from 2006 to 2012, where he grew their portfolio from US$33 billion to over US$65 billion in assets. Before China Pacific, he was Chief Investment Officer at Ping’an Insurance of China, where he oversaw asset management of US$50 billion invested across all asset classes. Mr. Young also spent 4 years in Tokyo, Japan as Managing Director and CIO of Aetna Heiwa Life Insurance Company, where he oversaw the merger and acquisition of shares to MassMutual Life Insurance in the spring of 2001, subsequently becoming the Director and CIO of MassMutual Japan. He currently serves as an Independent Director of TransGlobe Life Insurance Company (Taiwan), as well as a Senior Advisor on financial services to Oliver Wyman in the Greater China region and a Senior Advisor to First Avenue Partners in London on Greater China matters.Mr. Young holds a Bachelor of Business degree from National Taiwan University in Taipei, Taiwan, and an Master of Business Administration from the Booth School of Business at the University of Chicago.
WILLIAM N. BOOTH

Mr. William N. Booth, a 40-year veteran of the investment management industry with over 25 years of experience in Asia, is the founding member of Phoenix’s International Advisory Council. He was a partner at Wellington Management Company for the past 20 years, with his last role being the firm’s senior investment partner in Hong Kong. In this role he was responsible for building a talented pool of investment professionals. He has spent many years as a senior global industry analyst and sector portfolio manager for over US$4 billion. During his tenure he won the Institutional Investor “Best of the Buyside” award, and gave the Philip Morris Global Finance Conference Keynote Presentation.
Mr. Booth holds a degree in History from Trinity College (USA) and is an alumnus of the Brooks School in Massachusetts. He is the President of the Brooks School Board of Trustees and sits on a number of philanthropic investment committees.
